Position Description

Base pay is influenced by several factors including a candidate’s qualifications, relevant experience, and anticipated contributions to meet the needs of the business, along with internal pay equity and external market driven rates. The salary range displayed has not been adjusted for geographical location. The HVAC/Maintenance Tech position is responsible for maintaining and servicing all building related functions, including carpentry, electrical, plumbing and ground maintenance. The position provides technical expertise and experience in operating, repairing, maintaining, testing and upgrading our heating, ventilating, air conditioning and refrigeration systems.

Responsibilities and Qualifications

  • Building and Equipment Maintenance - Perform the required tasks supporting operations of the building(s), equipment, and facility. The building(s) and equipment are kept in repair according to prints and manuals. Changes are documented and reviewed with the supervisor within a 24-hour period. Monthly Preventive Maintenance activities are completed using task layout and schedule. Records are maintained and problems noted then passed on to the supervisor within a 24-hour period. Follow up on the issues raised and see through to completion when within the scope of the job function. Operates, maintains, tests, repairs and installs HVAC equipment including centrifugal chillers, VAV systems, centrifugal pumps, air handlers, heat exchangers, computer room AC units, steam humidifiers, cooling towers, kitchen equipment, gas/oil fired boilers, gas fired hot water heaters, return air fans, exhaust fans, motor control centers, motor starters, pneumatic and electronic building controls, cooling towers, dry coolers and air compressors. Operates, maintains, tests and repairs accessory equipment including electro-pneumatic controls, digital/pneumatic systems, used in a centralized building management system for monitoring the environment of buildings. Furniture and office construction is completed according to the furniture standards manual. Discrepancies are noted and action is taken to correct issues. Maintains and repairs refrigeration equipment insuring continuous and reliable operation.
  • Safety - Safety and Security procedures are followed. Follow established CBC Facilities safety /security practices. Participate in monthly/annual safety training. Hazardous materials are stored at approved areas.
  • On-Call - Before/after hours response to ensure 24-hour support for the facilities. Support for the on-call rotation schedule. Employee responds to being called-in to perform unscheduled work (equipment failure, alarms, snow removal, etc.) as required. Efforts are made to first get the problem under control and then to correct the problem or contact the functional area responsible for repair. On-call reports are completed and communicated to management the next business day.
  • Administration - Communicate and document information supporting facilities activities. Maintain Preventive Maintenance records are documented and stored in established areas. Generates reports needed to document service and performance of equipment including the report generating function of the BMS. Works with vendors and supply houses to maintain equipment. Communication requesting assistance and/or materials to get the issue resolved.

Skills:

  • Plumbing, Electrical, Carpentry, Modular furniture, HVAC, solder, braze and weld.
  • Ability to respond to being called-in to perform unscheduled work (equipment failure, alarms, snow removal, etc.) as required.
  • Ability to respond to emergency calls throughout the day.  Assess each issue and respond appropriately.
  • Ability to interact with other plan personnel to complete work scheduled.
  • Engage in repair and maintenance of machines and equipment to ensure continuous operation.
  • Inspect operating machines and equipment for conformance with operational standards.
  • Assists in plans, development and setup of new methods and procedures designed to improve operations, minimize operating costs, and effect greater utilization of materials.
  • Proven ability to work with a wide variety of projects and meet goals and deadlines.
  • Must exhibit the ability to work independently with minimal direct supervision in duties associated with this position.
  • Ability to adjust schedule to meet priorities and emergencies.
  • Ability to communicate written and verbal technical reports in related areas.
  • Must be able to adjust to and manage changing priorities

Knowledge:

  • Practical knowledge of OSHA, NFPA, SDS, EPA and NEC codes as they relate to our state/local municipality.
  • Familiar with basic problem-solving actions in related fields.

Experience:

  • 3 years’ experience in commercial HVAC, building maintenance service work and building management systems.
  • Experience with Honeywell EBI is preferred.
  • Experience with 3 phase 277/480 vac electrical systems.

Education and Certifications:

  • High School or GED.
  • Valid Pennsylvania Driver’s License.
  • Must be universally certified to work with all types of refrigerants.

Work Environment:

Working environment includes typical office conditions. Work environment may include occasionally working in hot, cold, wet or noisy areas.

Physical Demands:

While performing the duties of the job, the employee is frequently required to climb ladders, sit, use hands and fingers, talk, hear, and see. The employee must be able to work over 37.5 hours per week. The employee must occasionally lift and/or move up to 50 pounds. Assist with snow and ice removal.
