Position Description

Base pay is influenced by several factors including a candidate’s qualifications, relevant experience, and anticipated contributions to meet the needs of the business, along with internal pay equity and external market driven rates. The position provides technical expertise and experience to assist the Supervisor and other HVAC technicians in operating, repairing, maintaining, testing and upgrading computerized heating, ventilating, air conditioning and refrigeration systems.

Responsibilities and Qualifications

  • Operates, maintains, tests, repairs and installs HVAC equipment including centrifugal chillers, VAV systems, centrifugal pumps, air handlers, heat exchangers, computer room AC units, steam humidifiers, cooling towers, kitchen equipment, gas/oil fired boilers, gas fired hot water heaters, process chillers used in the distributive cooling system of the mainframes, return air fans, exhaust fans, motor control centers, motor starters, pneumatic and electronic building controls, heat pumps, cooling towers, dry coolers and air compressors.
  • Operates, maintains, tests and repairs accessory equipment including electro-pneumatic controls, digital/pneumatic systems, used in a centralized energy management and equipment operation system that monitors the environment of buildings.
  • Maintains a complete set of as built blueprints and technical literature necessary to efficiently operate and maintain the HVAC system. Troubleshoot equipment using books, blueprints and schematics.
  • Generates reports needed to document service and performance of equipment including the report generating function of the BMS. Work with vendors and supply houses to maintain equipment.
  • Maintains a complete set of service records on all HVAC equipment. Completes work orders, logbooks and refrigerant usage logs.
  • Provides technical expertise when required. Communicate with management daily.
  • Maintains and repairs the refrigeration equipment ensuring continuous and reliable operation.
  • Responds to building related service calls with minimal supervision.
  • Assist with snow removal and be on a call schedule for after-hours emergencies.

Skills:

  • Able to read and apply blueprints for building controls used to maintain commercial HVAC equipment.
  • Able to calculate make up air based on cfm design.
  • Able to solder, braze and weld using gas and electrical equipment. Has worked with and installed copper, PVC and black iron pipe.
  • Ability to read and understand electrical diagrams used to trouble-shoot HVAC equipment.
  • Ability to work independently with minimal supervision.

Knowledge:

  • Knowledge and experience in the use of testing procedures and equipment, and the ability to interpret the results obtained from this equipment.
  • Possess an understanding of how to balance air and water systems in commercial buildings.
  • Practical knowledge of OSHA, NFPA, SDS and NEC codes relating to our state and local municipalities.
  • A working knowledge of buildings and environmental equipment. Ability to repair, calibrate and operate HVAC equipment.
  • Knowledge of HVAC control techniques and equipment used in centralized computer control systems.
  • Practical knowledge of mathematics involved in the operation, testing and calibration of HVAC systems.
  • A thorough knowledge of refrigeration, and temperature/pressure charts.
  • Working knowledge of PC-based building control software.

Experience:

  • 5 years experience including a strong background in mechanical areas such as HVAC, plumbing, electrical, electronics, solid state controls and carpentry.
  • Preferred: At least 10 years experience in commercial HVAC service work including BMS systems, pneumatic VAV systems, chillers, cooling towers, air compressors, boilers, centrifugal pumps, pneumatic controls and electro pneumatic controls, variable frequency drives, and motor control centers.
  • Experience with operation and repairs of Liebert computer room air conditioning equipment.
  • Installation and troubleshooting experience with high voltage.

Education and Certifications:

  • Must be universal-certified to work with all types of refrigerants.

Work Environment:

  • Working environment includes typical office conditions as well as hot and cold conditions while performing exterior work.

Physical Demands:

  • Ability to climb ladders, lift and carry 50 lbs.

  • Any travel will be locally between CBC locations
